BRISBANE PROPERTY DETAILS WORTH CHECKING EARLY

A few Brisbane-specific checks can save time once you have found a property. They are worth doing before you commit, and they help us prepare a cleaner application.

Flood Information for the Address

Brisbane City Council’s Flood Awareness Map lets you search an address to see the likelihood of flooding from different sources, and whether past flood events affected the property. Flood Awareness Map

Detailed Flood Reports

Council’s FloodWise Property Reports show flood levels and other technical information for a property, which can help when you plan to buy, build or renovate. FloodWise Property Reports

Insurance and Ongoing Costs

Lenders typically require building insurance on the property before settlement, and flood exposure can affect what that insurance costs. Checking early means the full ongoing cost is part of the decision.

Character Homes

Under Brisbane City Plan 2014, many houses substantially built in 1946 or earlier are covered by the Traditional building character overlay. Changes are expected to stay in keeping with the home’s traditional character, and houses built before 1911 have stronger protections.

Renovation and Rebuild Plans

If you plan to renovate, extend or rebuild, check which approvals apply before you settle on a budget. Tell us about the proposed work, approvals, budget and building contract so we can assess the finance options. Construction loans

Transfer Duty and Concessions

Transfer duty applies to most Queensland property purchases, and concessions may apply when you buy a home to live in. Our calculator gives an estimate, and Queensland Revenue Office confirms eligibility. Stamp duty calculator · Queensland Revenue Office

HOW IT WORKS

01

A Conversation

By phone or video, or in person by arrangement. We talk through your plans, the property and your finances.

02

Assessment and Comparison

We look at your income, commitments and goals, compare suitable options across our lender panel, and explain the structure, costs and trade-offs before anything is lodged.

03

Through to Settlement

We manage the application with you and the lender, and stay available as your circumstances change.

ILLUSTRATIVE SCENARIOS

Illustrative scenarios only. These are not client cases. Every application is assessed on its own facts.

Upsizing Before You Sell

You have found the next home but your current one isn’t sold. We compare options, including bridging finance, and how each one handles the gap between the two settlements.

Renovating a Character Home

You want to extend a pre-1947 house. The approvals, the builder’s contract and the way funds are released in stages all shape the loan structure.

Self-Employed With a Strong Recent Year

Your latest year is your best yet. We explain how lenders weigh recent and past returns, and where alternative documentation may be considered.

WANT TO SEE EACH STEP?

Our home loan journey sets out each stage, from the first conversation through to settlement.

RUN THE NUMBERS

Use our calculators to explore what you could borrow, indicative repayments, a refinance comparison, usable equity and stamp duty. Then speak with us about how the figures fit your circumstances.

Estimates only, not a quote or loan approval.

COMMON QUESTIONS ABOUT BRISBANE HOME LOANS

Do I need to meet you in person?

No. Appointments are available by phone or video, with in-person meetings by arrangement.

Does a flood-affected property mean I can’t get a loan?

Not necessarily. Flood exposure can affect insurance costs and how a lender views a property, and it differs from property to property. Check the Council’s flood information early and tell us what you find, so we can factor it in.

Can you help if I’m self-employed?

Yes. We regularly work with business owners, directors and people with variable income. See Self-employed home loans.

How are you paid?

Our Credit Guide sets out how we are paid, including any fees, before we provide credit assistance. Read our Credit Guide.

Do you only help clients in Brisbane?

No. We are Brisbane-based and assist clients across Australia.
