What it doesn’t include
Lender fees and charges, and lenders mortgage insurance (LMI).
Changes to the interest rate over the life of the loan.
Offset or redraw balances and extra repayments.
Whether a lender would approve the loan; that depends on your income, expenses, credit history and the property.
Questions people ask
Do fortnightly repayments save interest?
It depends on how the repayment is set. If you pay half the monthly amount every fortnight, you make 26 payments a year, which adds up to roughly one extra monthly repayment each year and reduces the balance faster. Lenders calculate fortnightly repayments in different ways, so it is worth checking how yours works.
What is the difference between principal and interest and interest-only?
Principal and interest repayments pay down the loan as well as the interest, so the balance falls over time. Interest-only repayments cover the interest alone for a set period, so the balance does not fall, and repayments rise when the interest-only period ends. Interest-only usually costs more interest over the life of the loan.
Why might a lender’s figure differ from this one?
Lenders round differently, may include fees or charge a different rate once the loan is assessed, and the first repayment depends on the settlement date. Treat this result as a guide and confirm the figures with the lender before you commit.
Can I use it for an investment loan?
Yes. The repayment maths is the same, but investment loans can carry different rates and lending criteria. Christian can talk you through how lenders treat investment lending.
