If you work in medicine, dentistry, law, accounting or another registered profession, some lenders may lend a higher share of the property’s value without lenders mortgage insurance, and assess your income with your career stage in mind. Policies differ between lenders and change often. Christian Tucker is a Brisbane-based broker who compares lenders from the AGFB panel and manages the application through to settlement.

WHAT WE ARRANGE FOR PROFESSIONALS
Home Loans with LMI Waivers
Lenders that may waive lenders mortgage insurance for eligible professions, subject to their criteria.
Early-Career Professionals
Interns, registrars, graduates and new partners, where lenders look at your contract and career stage.
Upgrading and Bridging
Bridging finance to secure the next home before your current one sells.
Investment Property
Investment loans structured around your income, existing debts and plans.
Luxury and Prestige Cars
Finance for prestige, luxury and high-performance cars, new or used.
Practice and Equipment Finance
Practice fit-outs, medical and professional equipment, and business vehicles.
LMI WAIVERS FOR ELIGIBLE PROFESSIONALS
Lenders mortgage insurance usually applies when you borrow more than 80% of the property’s value. Some lenders may waive it for eligible professionals who borrow above 80%, which can save a significant upfront cost. Each lender sets its own maximum and its own list of eligible professions.
Eligibility depends on the lender: your profession, current registration or membership, and often a minimum income. Home and investment loans can be treated differently. We check which lenders currently accept your profession before you apply.

HOW LENDERS READ PROFESSIONAL INCOME
Lenders look beyond a single payslip. For doctors in training they may consider your contract, award rates and overtime; for locums and contractors, your contract history; for partners and practice owners, your business and personal tax returns.
A new contract, a move between hospitals or firms, or the step from employee to partner can change how lenders view your income. We plan the timing of your application around those changes.
Overtime, bonuses and allowances are often averaged over a longer period, and some lenders count only part of them. We identify the lenders whose policy suits how you are paid.
PRACTICE, EQUIPMENT AND VEHICLES
Practice fit-outs, medical and professional equipment, and business vehicles can often be financed through equipment finance, with the asset as security. Prestige and luxury cars are assessed on the car’s age and value and on how it is bought.

HOW IT WORKS
01
A Conversation
By phone or video. We talk through the property or asset, your plans and your finances.
02
Comparison and Explanation
We compare suitable lenders for the property or asset, and explain the structure and costs before anything is lodged.
03
Through to Settlement
Documents are handled through secure online upload, and we manage the application with you and the lender through to settlement.
ILLUSTRATIVE SCENARIO
Illustrative only. This is not a client case. Every application is assessed on its own facts.
Buying with a 10% Deposit
A hospital registrar with a 10% deposit wants to buy a first home. We check which lenders currently accept their profession and stage of training for an LMI waiver, how each would assess base pay and overtime, and what the loan would cost with and without lenders mortgage insurance. Each application remains subject to lender assessment.
ONE BROKER FOR THE WHOLE PICTURE
Your home loan, investment property, practice equipment and car finance often affect each other. We look at them together, so one application does not limit the next. We set out the options and trade-offs before any application is lodged.
Estimates only, not a quote or loan approval.
COMMON QUESTIONS FROM PROFESSIONALS
Which professions can qualify for an LMI waiver?
It depends on the lender. Each lender sets its own list of eligible professions and its own limits. Most require current registration or professional membership, and some set a minimum income. We check your profession against current lender policy before you apply.
How much can I borrow without lenders mortgage insurance?
It depends on the lender, your profession and whether the loan is for a home or an investment. We confirm each lender’s current limit from its own policy before you apply.
I’m still in training. Can I apply?
Often, yes. Some lenders accept interns, residents and registrars, while others want specialist or full registration first. We check current policy before you apply. AGFB is based in Brisbane QLD and works with professionals Australia-wide by phone, video and secure online documents.
Can you arrange car finance as well as the home loan?
Yes. Prestige and luxury car finance is one of AGFB’s specialist areas.
