COMMON QUESTIONS ABOUT BUSINESS & COMMERCIAL FINANCE

What is the difference between business, equipment and commercial property finance?

Business finance covers working capital, cash flow, acquisitions and growth. Equipment and asset finance funds specific vehicles, machinery and equipment, usually secured by the asset itself. Commercial property finance is for buying or refinancing business premises or investment commercial property. Each is assessed differently, and some plans use more than one.

How does a broker help with business and commercial lending?

We review the business, its cash flow and what the funding is for, then check which lenders available through AGFB may consider it. Where suitable options exist, we explain the structure, costs, security and obligations before you decide whether to apply, and manage the application through to settlement.

What do lenders look at?

Trading history, financial statements and bank statements, existing commitments, the purpose of the funding and the security or guarantees available. For property and asset finance, the asset itself is part of the assessment. Requirements vary between lenders and facilities, and we confirm what applies before anything is lodged.

Do I need to offer property as security?

Not always. Some facilities are secured by the asset being financed, some by business assets, and some rely on a personal guarantee. Offering residential property can widen the options but places that property at risk if the facility is not repaid. We explain what each option requires before you decide whether to proceed.

Can a new or self-employed business apply?

Often yes, although the options are usually narrower. Lenders may place more weight on industry experience, contracts in place, the deposit or security available and the personal position behind the business. Some require a minimum trading period. We check whether a suitable pathway appears to exist before an application is lodged.

Will you work with my accountant?

Yes. Where financials, structures or tax obligations need explanation, we work alongside your accountant. Tax and accounting advice remains theirs; the lending side is ours.
