In Canberra’s inner south and inner north, from Forrest, Red Hill and Deakin to Yarralumla, Griffith and Campbell, the order of decisions matters: buy first or sell first, whether to rebuild on an older block, and which lenders are comfortable with larger loans. Christian Tucker is a Brisbane-based broker who compares lenders from the AGFB panel and manages the application through to settlement.

WHAT WE ARRANGE FOR CANBERRA BUYERS

Prestige Home Loans

Larger loans and higher-value homes, with lenders compared for the loan size and structure you need.

Buying Before You Sell

Bridging finance to secure the next home before your current one sells.

Knock-Down Rebuild and Construction

Construction loans paid in progress stages, with the builder and the building contract assessed by the lender.

Apartments and Strata

Units and townhouses, where lenders assess the building as well as the unit.

Luxury and Prestige Cars

Finance for prestige, luxury and high-performance cars, new or used.

Boats

Boats from a dealer or a private seller, assessed on the vessel’s age, value and use.

BUYING BEFORE YOU SELL

Bridging finance lets you secure the next home before your current one sells. Lenders assess the peak debt, meaning both loans at once, and the expected sale price.

We model that early, so you know your limits before you bid, and what happens if the sale takes longer than planned.

LARGER LOANS, LEASEHOLD LAND AND ACT DUTY

Above certain loan sizes and loan-to-value ratios, many lenders apply tighter policy or extra review. We identify which lenders are comfortable with the size and structure you need.

Leasehold land: residential land in the ACT is held on a Crown lease rather than freehold title. Lenders accept it as normal security, and we check the lease purpose and any development conditions that affect a rebuild or extension. For apartments, lenders also look at the building as well as the unit.

ACT conveyance duty is assessed by the ACT Revenue Office. From 1 July 2026, eligible buyers under the Home Buyer Concession Scheme pay no duty, with no income test or price cap; other purchases pay duty at the standard rates. Check the ACT Revenue Office’s calculator for your figure.

PRESTIGE CARS AND BOATS

Prestige, luxury and high-performance cars are assessed on the car’s age and value and on how it is bought. Boats are assessed on the vessel’s age, value and intended use.

HOW IT WORKS

01

A Conversation

By phone or video. We talk through the property or asset, your plans and your finances.

02

Comparison and Explanation

We compare suitable lenders for the property or asset, and explain the structure and costs before anything is lodged.

03

Through to Settlement

Documents are handled through secure online upload, and we manage the application with you and the lender through to settlement.

ILLUSTRATIVE SCENARIO

Illustrative only. This is not a client case. Every application is assessed on its own facts.

Upgrading Before Selling

A family upgrading within Canberra’s inner south finds the right home before listing their own. We compare whether a bridging loan suits them, how lenders would assess the peak debt while both properties are held, and what happens if the sale takes longer than planned. Each application remains subject to lender assessment.

ONE BROKER FOR THE WHOLE PICTURE

At Canberra’s upper price points, the order of decisions matters: buying or selling first, how long two properties may be held, and which lenders suit the loan size. We set out the options and trade-offs before any application is lodged.
